1) Where is the item list being stored? upd: got this, it's db/data/items.xml
2) How to add items into the client and the server? (like in FSOD or anyothersource)

There is dat file in the client called something like EquipCXML or something.

it uses the zerorealms....items file client-side and items.xml server-side for adding items
