How to prize an account correctly?

Hello, everybody i'm looking to trade or to buy an account, the issue is that i'm not familiar with how things are prized ($ USD wise) to avoid being scammed
I'm familiar that is all relative to the gear and things offered but a few guidelines would be useful

things to look for...
1 amount gold on account.
2 armor on the account,is it high end gear?does it have the best enchants? high enhance?(some people care about if it is dyed nicely or not)
3 Weapons of course!!! same as armor
4 rare items,such as event items,superior sunglasses, bunny suit,void reaper set,money maker set, malignant set.....etc....
5 number of high lvl chars on the account.
6 is it a legit account or a hacked account...
these are the biggest things to look for when wanting to buy trade or sell imo.

with that gear,wep and gold maybe 5$-15$ USD
as 10mil gold is only worth aprox 2.00$ USD on most gold sites(sum are 1.25 for 10mil others up to 2.50)
dark crest (i assume no enhance or enchant by what u stated) wouldnt add much more( unless it is the glitched black armor set that was floating around).
wep wise,i am unsure as the prices for spears is heavily fluctuating atm.
