Inquiry about middleman

Sorry, not sure where to post this.
I'm about to buy an account off this guy for cash.
before the actual trade I know the middleman will "verify" the information.
does this mean they will log on the account to see if it works.
would they go on the game to verify that what is being advertised is what I'm actually getting.
and also what does "edit" the information mean?

How about the email? Wouldn't the seller be able to recover the account with the original email?

We either delete the message of recovery, give the email to the buyer or sometimes deactivate the email
